Owners Title Insurance provides buyers with complete assurance of the validity of the title, which relieves both buyer and seller of liability for title problems such as fraud, improper transfers, undisclosed heirs, and human error in transcribing information. If someone claims they have rights to your land and you are covered by owners title insurance, the title company must defend your interest in court. Owners title insurance covers you for as long as you own the property.
The ALTA Homeowner's 1998 Policy is available for an individual on residential 1-4 family structures or residential condominiums. This policy provides additional coverage to the homeowner regarding mechanics' liens, encroachments and other issues.
Mortgagee Title Insurance

Mortgagee Title Insurance insures the interest of the lender. The lender interest and owner interest are entirely different and are not transferable. Because the mortgagee policy insures the interest of the lender, the buyer pays for it as part of the requirements for the loan.
Full (42-year) Searches
Top
A Full 42-year Search begins with the present and proceeds back 42 years. This search is provided in connection with a residential purchase and requires 72 hours to complete. A full search includes owners names, mortgages, liens, easements, restrictions, judgements and bankruptcies. Our underwriters require a search of this nature before issuing title insurance. Copies can be obtained of any recorded documents pertinent to the search. Complete chain of title available upon request.

The Owners Title Insurance you received when you bought your home will provide you with a reduced rate on the title insurance you must purchase for the buyer when you sell your home. The Ohio Department of Insurance regulates rates for title insurance policies issued in Ohio so that consumers may take advantage of a reissue rate (30% less than the current rate) when they sell their homes. This allows us to perform a current owner search rather than a 42-year search, saving us time and you money.
A Current Owner report provides a copy of the last deed, legal description, mortgages, liens and judgments for the current owners in title to the property since last deed transfer. Current real estate tax information including delinquencies is also incuded. Does not include Title Insurance. 48 hour delivery.
The List Assist Booklet includes legal description, owners names, current mortgages and taxes, and a copy of the deed for the current owners. Also included are property comparables, neighborhood demographics, picture of the property, and Real Estate Agent 's name and contact information. All color printed and bound in a booklet and hand delivered within 24 hours.
Same day delivery includes mortgages and taxes for current owners . Also includes includes a neighborhood demographics report. Emailed directly to you the same day.
